I have both also and purchased them from KHB as reprints for ~$10 each. Of the two, I have found the MXT manual to be the most helpful as it gives detailed instructions on how to align the enlarger and an exploded view with the parts named.
If the chassis is not bent, it's a snap to align using a Versalab Laser Aligning Tool which I recommend. You'll need two wrenches: 11mm and 14mm to bring it into alignment and a torpedo level for the table, baseboard, and easel.
The Beseler 45MXT is a great enlarger and will last several lifetimes if taken care of.
